C&M was created out of necessity - during a time when the demands on property professionals and landlords were greater than ever, and the return on that effort was at an all-time low.

Amid the economic turmoil of early-to-mid 2020's, when New Zealand's GDP fell by a record 12.2% and margins across the property sector tightened, our co-founder Harrison was managing a $135M portfolio solo. He was overseeing leasing, CAPEX, OPEX, and strategy on over 10 Ha of development sites - while simultaneously fielding constant facilities issues: lift failures, fire alarms, compliance breaches. Hiring a dedicated FM wasn't financially viable. Ignoring the problems wasn’t either.

At the same time, co-founder Jamie - leading national trade operations - saw firsthand how overloaded property managers struggled to delegate or follow up on essential FM tasks. Not due to lack of care, but because their time was pulled toward higher-value outcomes. Facilities management, while critical, wasn’t driving their revenue.

C&M was born from that shared problem: high-volume, low-return FM tasks were consuming the people meant to grow asset value.
